A new operator and new facility has just launched in the Docklands market: Eurohub, a subsidiary of the MRY Property Group, has just opened the doors on their 400 cabinet site located at 7 Greenwich View Place, adjacent to the well established London Hosting Centre at the end of Millharbour. Standard specification is 5kW per cabinet but can range from 3kW up to 8kW and in addition to the technical space there is 10,000 sq ft of office accommodation above the data centre on the first floor, ideal for build rooms , private suites or even DR use. Eurohub also have scope to offer further capacity at 1 Greenwich View Place which could offer an additional 260 cabinets.
Connectivity is initially only available from Abovenet but Geo and Cogent are due on site imminently and given the carrier choice next door in LHC the situation should improve rapidly as clients move in.
Key features of the 7GVP site are:
- Dual 3.5MVA power feeds to support some 11,000 sq ft of net tech
- A+B feeds per cabinet and 5kW per cab as standard
- 24 x 7 Remote hands and front line support
Colo-X Analysis:
Eurohub is the first new entrant into the Docklands data centre market for some time and will bring welcome new supply of mid-tier power density colocation capacity to a market that has for many years been long on network choice but always short on power. Indeed its only the second facility that can offer 4kW or above as a standard, the other site of course being Telehouse West which opened last year. Further Docklands Supply to come in 2011
Elsewhere in the Docklands its worth remembering that the next phase of a further floor in Telehouse West will be available in May. This is 10,000 sq ft of net tech and should offer some 300-400 further cabinets, depending on the split of private rooms and open colo. As we predicted, the first release of space in West was snapped up and the two floors were pretty much sold out in only 6 months. The final release of West, two floors is still to come and could be available later in 2011. Meanwhile Telecity have also announced a further 3MW of capacity at their highly popular HEX 8&9 facility; this is expected to be available late this year. Colo-X has become particularly active in sourcing second hand space in this site, matching buyers with clients with spare capacity.
The overall picture in the Docklands is that occupancy is very high; we estimate at some 94% across the 1.4m sq ft of net technical space available from the 15 facilities that Colo-X track in the Docklands and Central London marketplace. Headline pricing on a £ per kW per month basis, including power used (our preferred measure when comparing prices) is as high as GBP£650 per kW per month but much better value can be found in the Docklands as indeed can capacity. As ever, call us for the latest! However, the high pricing is not to say Docklands and central London market does not represent good value, despite the growing list of much cheaper and similar quality facilities now appearing around London and up the M1; for those customers bothered about connectivity choice or indeed easy practical access to their equipment the price per kW is still worth paying.
